Grand Union started with Tyler Koski, a Southeast Portland native whose life and work have always been tied to Oregon’s public systems, neighborhoods, and community programs.

He grew up in and around Portland, watching redlining, disinvestment, and waves of “renewal” reshape whole neighborhoods. That history lived close to home: parents without degrees, a grandfather slowly building equity through a fourplex, and a dad fixing up a drafty house one weekend at a time.

Outdoor School. Cleveland High. University of Oregon. Nonprofit work. Housing work. Land trust work.

Oregon did not just give Tyler a backdrop. It gave him teachers, programs, neighbors, and chances. It raised him, then gave him work worth doing.

That shaped the belief behind Grand Union: When a place invests in you, you owe it a return.

Proud Ground shaped Grand Union’s standard for the open market: housing is not just inventory, but access, risk, equity, stability, and long-term responsibility, with ownership connected to affordability and place.

Why We Give to Outdoor School

Outdoor School is where a lot of Oregon kids first learn that community is bigger than their own house, classroom, or block.

Tyler’s connection started there in sixth grade, then continued as a student leader, program leader, field instructor, site supervisor, and eventually site lead for MESD’s Outdoor School. He saw what a week outdoors could do: shy kids finding their voice, teenagers learning to lead, and whole groups coming home with a wider sense of responsibility.

Grand Union gives to Friends of Outdoor School because that kind of experience should not depend on a family’s income, zip code, or access.

For our team, Outdoor School represents something bigger than nostalgia. It is civic infrastructure. It teaches belonging, stewardship, confidence, and responsibility before most kids have words for any of that.

Real estate is also about belonging and stewardship. Different boots. Same mud.

Every closing helps fund that work because the next generation deserves the same kind of public investment that helped build us.

Proud Ground expands access to homeownership for people who have too often been locked out of it.

Before founding Grand Union, Tyler spent eight years there, working in rehabilitation, affordability, acquisitions, repairs, and real estate brokerage across Oregon and Washington. He helped turn complicated housing mechanics into real homes for real buyers: land trust ownership, shared equity, ground leases, resale formulas, layered financing, inspections, repairs, and below-market sales.

That experience shaped Grand Union’s standard for the open market.

We do not treat housing as just inventory. We treat it as access, risk, equity, stability, and long-term responsibility.

Grand Union gives to Proud Ground because their work keeps ownership connected to affordability and place. They protect a path for buyers who are ready for ownership but blocked by a market that keeps moving the goalposts. Cute trick. Terrible system.
